Description of Program and Relief

Suspension of Evictions from Residences

In light of COVID-19, the Tennessee Supreme Court passed an order stating that no judge, clerk, or other court official shall take any action to effectuate an eviction, ejectment, or other displacement from a residence during the effective dates of this order based upon the failure to make a rent, loan, or other similar payment absent extraordinary circumstances as determined by a judge in a court of competent jurisdiction. As a court order is required for a landlord to evict a tenant, landlords may not take any action to evict a tenant from a residence while this order is in place (this includes taking “self-help” actions such as turning off utilities or changing locks).

Effective immediately, courts will not process any eviction orders through April 30, 2020, absent extraordinary circumstances.

This order does not affect the obligations, terms, or conditions for payment under existing contracts.
